Finding safe, affordable housing can be one of the most difficult challenges for individuals living with disabilities. What is Section 811?


Section 811 is a federal program funded by the U.S. Department of Housing and Urban Development (HUD). Its mission is to provide affordable, accessible housing specifically for individuals with disabilities. The program is designed to promote independent living, housing stability, and access to supportive services, helping people live safely and comfortably in their communities rather than in institutional settings.



How I Learned About Section 811


I first discovered Section 811 through a therapist at a mental health clinic. Many social workers and case managers are familiar with these programs and can be a tremendous resource in helping you navigate the process. If you have a disability and are looking for housing, reaching out to a social worker or local mental health clinic is often a good first step.


My Personal Experience


I had the opportunity to live in a Section 811 property in Atlanta designed for people with mental illness. It wasn’t just a place to live—it was a supportive community. The building offered access to counselors and other residents who understood the challenges of living with disabilities. Living there gave me a sense of safety, independence, and belonging that is hard to find elsewhere.


Currently, I am searching for another property that is disability-friendly because the need for these types of homes continues to grow. My experience shows how crucial these programs are for creating housing that goes beyond bricks and mortar—it’s about community, support, and opportunity.


Key Benefits of Section 811 Housing


  1. Reduced Housing Costs: Rental assistance significantly lowers the cost of living, making it more accessible.


  2. Supportive Services: Residents can receive help with daily living tasks, healthcare appointments, transportation, and more.


  3. Promotes Independence: Living among peers with similar experiences fosters a sense of community and reduces isolation.


  4. Housing Stability: With stable housing, residents are less likely to experience institutionalization or housing insecurity.


  5. Access to Resources: Residents have better access to Medicaid, social services, and other support networks that enhance quality of life.


Who Qualifies and How Properties Work


  • Provided By: HUD either directly funds housing or provides project-based rental assistance.


  • Eligibility: You do not have to be on Social Security. Simply having a disability may qualify. Families with children may also qualify, though the criteria vary by property.


  • Property Eligibility: Any property developed with specific HUD funding can qualify. Some buildings are integrated, reserving only a portion of units for people with disabilities.


Getting Involved and Expanding Access


Property owners, investors, and developers can play a role in increasing the availability of Section 811 housing by making properties accessible and disability-friendly. This is increasingly important given the nationwide shortage of affordable housing for disabled individuals.
